The average Single Family Dettached home with 3br, 2ba, aprox 1300 sqft living space, approx 45 to 55 year old in this city will cost around :
1) 420 K - 450 K ... Less than average neighborhood
2) 450 K - 480 K ... Average neigborhood
4) 480 K - 510 K ... Good neighborhood

BUT BECAREFUL and WATCH OUT ... if you thinking about resale your property in the future in the Vietnamese populated area ... YOU MUST WATCH OUT FOR THE "FENGSHUI" STUFF ... example: 2 Identical homes in the same neighborhood with the same conditions ... BUT THE HOME WITH THE WRONG "FENGSHUI" ... WILL BE EASILY $50,000 to $60,000 LESS IN PRICE ;(

YOU SHOULD FULLY PREPARED... as the professional my wife and I we do not take buyers out for showing if they don't have the following:
1) Loan approval from major Lender.
2) Source of Down Payment (I usually ask buyer to use black marker to erased their account # before give us their copy).
3) Credit Fico Score (same as above I usually ask buyer to erased their Social Security # before give us their copy).
Just like you our time are very precious and it cost us a lot of $$$ for Gas & Maintenance our car to drive un-prepared buyer around ... Hope that you understand our situation.

Yes Double-App is the SMART thing to do, even though buyer have to pay twice for appraisals but in the long run the saving for closing cost and monthly payments WORTH IT !!!

Honesty is the right thing to do ... Let both loan officers know ... you will go for the mortgage lender whomever give you the BEST RATE and TERM.

My wife and I we did help many owners rented out their properties here in Fountain Valley, If you provide us with more info like: ... howmany bed room? how many Bath Rooms? Living apace sqft? Pool? Spa? Location? (Close to Santa Ana or more closer to Huntington Beach area?) the more info for us the better we can help you with determine correct rent for your property.

But in general let say your property is average (3 br, 2 ba, aprox 1,500 sqft) the rent we could get for you are:
1) Poor location ... $2,000 - $2,200 per month
2) Average location ... $2,200 - $2,400 per month
3) Good Location ... $2,400 - $2,600 per month

Home buying velocity is on par with data from 2006, just about when the real estate craze reached its end. The OC Register reports expectations of modest price gains of 0.7% by Summer of 2013. The Orange County home sales inventory is down 35% from the peak, so when utilizing the laws of supply and demand, we expect prices to slowly creep upwards as buyers and investors scrap over the limited inventory. We've already seen a recovery from some of the nations toughest hit homes like Arizona and Nevada. The Inland areas still looks to rough it out as local governments and its residents are still adjusting as inventory is still abundant.


Orange County added 8700 jobs last month and its unemployment rate (7.9%) is still much lower than California's average of 10.7%. Summer brings an uptick of employment growth spurred by students, local tourism, food and hospitality industry. Of those 8700 jobs, we're excited to see the local construction industry add 3,400 of those jobs. The current battle for LA and Orange Counties most sought after homes resides within 10 miles off the coast, near areas of job creation. We're already experiencing a very competitive short sales market and expect an even tougher market for price conscience buyers waiting for their perfect home near the coastal breeze. Keep your eye out there and be ready, if you haven't been pre-approved then do it before you're left fighting for scraps.
